If you buy a home in Westhaven's active-adult section this fall, what happens to your Astor Club membership when you sell it?
I haven't found a published answer to that. Westhaven's own page puts the promise this way:
"All residents of the 55+ community will enjoy Astor Club membership with the purchase of their new home."
The sentence ties membership to the purchase of a new home. It doesn't say whether membership carries over to the next owner on a resale, what it costs once the club opens, or when that will be. The club is the main draw of the section, and it lives on the ground floors of three rental buildings that a contractor was still working on in July 2026. So you'd be paying now for something whose finish date and terms belong to another project. I think the price of a home here should be measured against what's open the day you close. The club is a promise on top of that.
Southern Land Company is building two connected things in the designated active-adult part of Westhaven. The first is a for-sale neighborhood of single-family homes, paired villas and townhomes, all built by SLC Homes, the developer's in-house homebuilder. The second is Astor Club & Residences, a 211-unit age-restricted rental community on 10 acres, spread across three buildings of four and five stories.
The amenities are inside the rental buildings. Southern Land's April 2025 groundbreaking announcement lists indoor and outdoor pools and spas, fitness and yoga studios, a salon, a theater, a library, a golf simulator, pickleball, bocce and several dining options. It says all of these, "located on each building's ground floor," will be open to homeowners in the active-adult section and to Astor's renters. Williamson Source reported the same arrangement in May 2025.
That shapes everything below. Owners and renters will share the clubhouse, and its opening date depends on a rental building being finished. The for-sale plans add a park, bocce and walking paths inside the neighborhood itself.
The developer's FAQ places the section at the southeast corner of Mack Hatcher Parkway and Highway 96. It describes the area as walkable to the Village Center, says the section won't be gated, and says no over- or underpass is planned across Mack Hatcher. The same FAQ describes the neighborhood as resident age-restricted to ages 55 and better.
Here's the order in which the club's finish date has appeared in Westhaven and Southern Land materials:
Fall 2027 is still the newest official target. As of today, the Astor Club site still points prospects to a VIP list and a contact form. I found no leasing application or announced leasing start.
The size of the project has changed too. The 12/24 FAQ said approximately 190 homes for sale and approximately 208 rental units. The April 2025 release said 146 for-sale homes and 211 rentals. Neither document explains the change. If the plan shifted that much in a few months, a buyer this fall is working from the most recent published plan, and that may not be the final one.
Until the club opens, the developer's FAQ says active-adult residents have access to all of Westhaven's existing amenities. That's real value. It's also the same access every Westhaven household already has.
Southern Land's April 2025 release put starting prices in the $600,000s for townhomes, the $900,000s for villas and the $1 millions for single-family homes. It also said more than 40% of the 146 for-sale homes had sold since sales began in late November 2023. I haven't found a newer sold-or-remaining count. A sales page dated May 2025 still advertises townhomes from the upper $600,000s and single-family homes from $1 million-plus.
Current asking prices run higher than those starting points. SLC Homes' Westhaven inventory, updated at the end of August 2026, shows two homes marketed as part of the 55+ community: 7130 Bolton Street at $1,232,455 and 7120 Bolton Street at $1,236,788.
For a wider frame, Greater Nashville REALTORS reports that Williamson County had 1,163 residential closings at a $1,075,000 median in Q3 2026 (July through September), plus 167 condo closings at a $460,000 median. Those are countywide numbers, not Westhaven or 55+ figures. Even so, the Bolton Street asks sit roughly $150,000 above the county's typical residential sale for that quarter. Southern Land describes the section's homes as single-level living, with second-floor options on some. Part of that premium is the finish level and the Westhaven address. Part of it is a club membership that, as of mid-2026, is still a building site.
Here's where the key ownership terms stand in the materials I could find:
| Question a buyer would ask | What's published | Source |
|---|---|---|
| Who builds the homes? | SLC Homes, for every home in the section | Southern Land, April 2025 |
| When does Astor Club open? | Fall 2027 is the newest target; earlier FAQs said Late 2026 and Late 2028 | Southern Land; Westhaven FAQs |
| Can owners use amenities before then? | Yes, all existing Westhaven amenities | Westhaven FAQ |
| Who shares the clubhouse? | Section homeowners and Astor's 211 rental households | Southern Land, April 2025 |
| Monthly HOA or club dues | No official figure found | Westhaven, Southern Land and Astor pages reviewed |
| Does membership transfer on resale? | Not addressed; the page ties it to "the purchase of their new home" | Westhaven active-adult page |
| Are dining and services included? | Not specified | Southern Land; Astor amenities page |
| How many homes remain? | No count newer than "more than 40 percent" sold, as of April 2025 | Southern Land, April 2025 |
On dues, 55places, a third-party 55+ community directory lists a range of $588 to $799 a month. It describes the range as approximate and varying by home and section, and it says the developer and HOA haven't verified it. The same page asks readers to verify its figures independently. I'd treat that range as a rough placeholder, not a number to budget around.
The two biggest open items in that table feed each other. If membership is tied to a new-home purchase, then whether it transfers decides what a resale home here is worth later. And until the club opens, there's no history of what it actually costs to belong.
If you're seriously weighing a home in the section, these are the documents and answers that would close the gaps above:
A resale buyer will ask the same questions when you sell. Getting the answers in writing now makes that later conversation easier.
Is Astor Club open? No. A July 2026 contractor update describes active construction across all three buildings, and Southern Land's newest published target is fall 2027.
Is the active-adult section gated? The developer's FAQ says no.
Is there assisted living at Astor? The FAQ says no. Astor is described as a rental community with dining and amenities, not an assisted living program.
Can I walk to the Village Center? The developer's FAQ says the section is walkable to it.
